Where roofs really leak

On Brighton and Worthing roofs the junctions matter more than the tiles.

Nearly every leak Simon is called to is at a junction: where the roof meets a chimney, a wall, a dormer or another roof. Tiles do their job. It is the lead that has cracked, lifted or was never right in the first place.

S&K dresses lead by hand in the right code for the job, with proper laps, welted edges and chased-in flashings pointed into the brickwork. Chimneys are repointed, re-flaunched and re-flashed, or taken down and rebuilt where the brick has gone.

What we check on a chimney.

The flashing

Lifted, cracked or cement-only flashing lets water straight down the side of the stack into the room below.

The pointing

Soft or missing mortar lets the stack soak up rain, which then shows as damp on the chimney breast.

The flaunching

The mortar cap holding the pots. When it cracks, water sits in the stack and frost does the rest.

The stack itself

Leaning or spalled brick means a rebuild. Simon will tell you plainly if it is at that stage.

Why is there damp on my chimney breast?

Most often the chimney flashing or the pointing on the stack has failed and rain is soaking through. Simon checks the whole stack from the roof and repairs what is actually letting the water in.

Can you remove a chimney I do not use?

Yes. Unused stacks can be capped and ventilated, reduced to below the roofline, or removed and the roof tiled over. Each has a different cost and Simon will talk you through them.

Do you replace cement flashings with lead?

Yes. Cement fillets crack and fall away within a few years. Replacing them with properly chased-in lead flashings is one of the most worthwhile repairs on an older roof.
