How a re-roof should be done

A Worthing or Lancing re-roof, done once.

When a roof reaches the end of its life the tiles are usually the least of it. The battens have rotted, the felt has perished and the nails have rusted through. A re-roof means taking it all back to the rafters and rebuilding it properly.

Simon strips the old covering, checks and repairs the timbers, lays a breathable membrane and new treated battens, then tiles or slates it with the leadwork, ridges and ventilation done to current standards. Skips, scaffold and clearing up are all organised as part of the job.

  • Clay plain tiles, concrete tiles and natural slate
  • Breathable membrane and new treated battens
  • Dry or mortar-bedded ridge and hip systems
  • New lead flashings at chimneys, walls and valleys
  • Roof windows and ventilation fitted at the same time
  • Site left tidy every evening, photos throughout

WORK
Questions

Re-roofing questions.

How long does a re-roof take?

A typical house or bungalow roof takes around one to two weeks depending on size, the covering chosen and the weather. Simon gives you a realistic timescale with the quote.

Tiles or slate, which is better?

Both are excellent when laid properly. Clay and concrete tiles suit most Sussex houses and are cost-effective; natural slate is beautiful and very long lasting. Simon will show you options that suit the house and your budget.

Do I need planning permission to re-roof?

Usually not for a like-for-like re-roof. If the house is listed or in a conservation area, or you are changing the roof covering significantly, there may be conditions, and Simon can advise on what applies.

Is a new roof guaranteed?

Yes. All S&K work is guaranteed, and Simon has been roofing along the coast for over twenty years, so the guarantee comes from someone who will still be around.
